Chief Executive Officer
Steve brings 25+ years of experience to his role as the CEO of BPI. Steve is intimately involved with all aspects of company operations including sourcing acquisitions, developing and implementing creative and value-enhancing repositioning strategies, investor relations and oversight of day-to-day company operations.
Before establishing BPI, Steve was President of Bollert | LeBeau, where he focused his attention on acquisitions and property value enhancement for life science and office assets. Prior to that, Steve served as a Principal with Westcore Properties where he participated in the acquisition, renovation, and disposition of more than $1.0B of office and industrial properties.
Steve brings extensive life science experience to BPI. His education began during his time as a Broker at Burnham Real Estate, where he spent sixteen years and co-founded and led the firm’s biotechnology and life science group. During his tenure at Burnham, Steve completed over $2.0B of leasing and sales of life science, institutional grade office, industrial, and R&D properties, and was awarded top sales honors in each of his last twelve years.
Steve earned a Bachelor of Science, Business Administration, from San Diego State University. Steve has served as an Advisory Board Member to the San Diego State University McMillin School of Real Estate.
Principal | VP, Investments
Carly has been with BioScience Properties since its inception in 2016. In her role as VP of Investments, she is responsible for acquisitions/dispositions, underwriting, ongoing project management, reporting and all investor correspondence.
Prior to joining BPI she worked in San Francisco for London-based Private Equity firm, Grosvenor, as an Associate on their Co-Investment team. She was responsible for sourcing and underwriting multi-family development deals on the West Coast. Before her time at Grosvenor, Carly was an analyst at Eastdil Secured working with the investment sales, debt placement and capital market teams across all asset classes.
Carly holds a degree in Political Economics from the University of California, Berkeley. Carly is a member of ULI and NAIOP.
Principal | SVP, Construction & Development
Brian joined BioScience Properties in 2020. As SVP of Development & Construction, Brian is responsible for the oversight of all entitlement, development, and asset repositioning initiatives.
Brian has significant leadership and management experience in the real estate industry. During his career he has worked across multiple asset classes including life science, biotech, healthcare, mixed-use, office, industrial, retail, multifamily, and single-family residential properties. Brian has been directly responsible for the entitlement, development, and redevelopment of over 5 million square feet of assets, valued at over $3B.
Prior to joining BPI, Brian founded Brady Real Estate Ventures where he assisted top real estate firms bolster their development and construction verticals. Previously, Brian has held key roles with Locale Advisors, Kilroy Realty Corporation, McCarthy Building Companies, Bocina Homes Corp, and Bocina Development.
Brian holds a BS from Cornell University’s School of Industrial and Labor Relations, with a concentration in business. At Cornell, he was also a member of the Varsity Lacrosse Team. Brian is a LEED AP, and holds memberships with the USGBC and NAIOP.
Director of Property Management
Kelly joined BioScience Properties in 2019. In her role as Senior Property Manager, she is involved in all aspects of property management from budget creation through overseeing the daily operations at all properties.
Prior to joining BPI she worked at both Irvine Company and Cushman and Wakefield where she managed some of San Diego’s most premier office assets. Before her last 10 years in Commercial Real Estate, she worked for new home developer Standard Pacific Homes, now Lennar, selling new homes throughout San Diego County.
Kelly is a licensed Real Estate Broker and holds a degree in Business Administration with a Real Estate Emphasis from San Diego State University.
Tina joined BioScience Properties at the end of 2020. In her role as Property Manager, she is involved in day-to-day operations for BPI’s Bay Area portfolio, serves as a liaison between tenants, vendors and property owners, and makes sure the properties operate as efficiently as possible.
Prior to joining BPI, she worked as an Assistant Property Manager for Leebco, Inc., overseeing a family-owned portfolio of commercial office and R&D properties. Prior to her professional career in property management, she worked as an account executive for Movoto Real Estate, and alongside a private real estate investor/developer in Woodside, CA.
Tina received a Bachelors of Science in Interior Design from San Francisco State University. She is currently in process of obtaining her real estate license.
Assistant Property Manager
In her role as Assistant Property Manager, she is involved in all aspects of property management, overseeing the daily operations within the portfolio and interacting with tenants.
Prior to joining BPI, she has spent the last twelve years as an Assistant Property manager and Project Manager; managing a diverse portfolio consisting of Class A high rise, retail, industrial and general office use assets and oversaw and completed Capital & Tenant Improvement projects in California’s major cities to include San Francisco, Los Angeles, and San Diego.
Vy Van Pelt
Vy joined Bioscience Properties Inc as Senior Accountant at the beginning of 2019. She reviews and provides monthly and quarterly financial packages to various Investor groups and lenders. She analyzes month over month variances, prepares reconciliations, and calculates distributions for a portfolio of properties. She also reviews yearly CAM estimates and reconciliations and provides any adjustments.
Prior to Bioscience Properties Inc, Vy worked as both a Property and Corporate Accountant in the real estate industry for 6 years. She has experience in Commerical-Office, Retail, Industrial and Multi-Family properties. As a Property Accountant, she prepared cash flow reports, worked on annual budgets, loan draws, and reviewed financials from 3rd party accountants. She coordinated with auditors at year end and prepared supportive financial documents and operating procedures. She also worked with tax consultants at year end and provided consolidated workbooks for adjusting entries. As a Corporate Accountant, she prepared weekly cashflow to manage funds for acquisitions and pursuit costs while processing payroll and other company expenses. She has experience as a Yardi Administrator and helped set up new properties, leases, and implement new Accounts Payable processes.
Vy received a Bachelors of Science in Business Administration with a concentration in Accounting and Auditing at the University of California, Riverside.
